ACCESS STATEMENT FOR CHARACTER FARM COTTAGES.

 

Chestnut and Chelsea cottages, Rodden, Weymouth, Dorset. DT3 4JE are approached from B 3157 Portesham - Weymouth . Turn right signed Rodden and Langton Herring past Rodden hamlet sign. As you approach Rodden - Chestnut cottage is on the left at the junction to Abbotsbury and on the right is Chelsea cottage.  Continue on this road for 1 mile, as you turn up the hill towards Langton Herring take the first right and the other cottages are situated on this no through road, post code DT3 4JB.

 

CHESTNUT COTTAGE has a wide gateway onto gravel car park for 3/4 cars ( extra spaces opposite the cottage). Paving stone wide pathway for wheelchair access to front door and patio. A gentle grass slope to lawn and safely fenced garden for children and dogs.

All doors are wide downstairs for wheelchairs. Spacious sitting room with doorway onto patio. Remote control TV/DV and telephone. Large kitchen leading into Twin/Double bedroom for M2 disabled, remote control TV, wardrobe with rail that can be lowered. Ensuite wet room with flush to floor shower, grab rails, low basin & mirror, raised W.C. adjustable shower chair or stool. Portable alarm bell which can be hung or carried & the alarm plugged into any electric socket around the cottage to ring in an emergency.

Stairs from kitchen are straight with one slight bend, banister and hand rail- leading onto landing to 4 bedrooms and bathroom.

There is a lockable shed opposite the cottage suitable for bicycles and sailing equipment.

 

CHELSEA COTTAGE has a gravel car park for 3 cars ( extra spaces opposite cottage) Garden gate with safely fenced garden for children and dogs.2 steps onto patio with garden furniture.

The cottage is suitable for walking disabled. Level access to all ground floor rooms. Sitting room - remote control TV, telephone, french windows leading into garden

Kitchen/diner is suitable for 6 adults and 2 children - not spacious for 8 adults. Small hallway by front door leading into shower room, double bedroom and up a straight staircase with hand rail onto landing to 3 bedrooms and bathroom.

Garden shed with BBQ, garden games, logs & suitable for bicycles etc.

3 Lower Farm, Sycamores, Swallows, Brambles and Willows, Lower Farm, Langton Herring, Weymouth, Dorset. DT3 4JB. are approached from B3157 Portesham to Weymouth. Turn right at sign to Rodden and Langton Herring - drive through Rodden to Langton Herring - after village sign drive around corner & up hill by barn on right. First turning right up " No through road" Brambles and Willows on left, a short distance and Lower Farm House on right with 3 Lower Farm, Sycamores & Swallows facing you opposite the farmhouse .

 

3 LOWER FARM COTTAGE - Shallow, wide easy access steps through garden gate off tarmac lane to front door and large lawn.

Small front hall leading to kitchen/diner into back hall and downstair bathroom (bath/shower) Sitting room off front hall, remote control TV. Door off sitting room to twisted staircase with wide stairs treads and handrails ( not suitable for very disabled) landing leading into 2 bedrooms one with an ensuite WC & handbasin.

This cottage has a low doorway into the sitting room and kitchen /diner from the front hall.

From the back door there is a south facing large patio with garden furniture. One step off patio and one step to gravel path to large lawn and garden gate. One step to car park. There is a lockable garden shed with BBQ, garden games, suitable for bicycles etc.

SYCAMORES COTTAGE - Level access off tarmac lane, 2 m cobbled path. Front hall, level access to kitchen/diner & sitting room, remote control TV. Straight stairs with hand rail and low ceiling to a small landing, up 2 steps to main bedroom, one step to another level small landing leading into bathroom and one small step in to twin bedroom.

One step from kitchen to back hall, one step down from back door onto garden path, up 3 steps with hand rail to patio with garden furniture and a level lawn with lockable garden shed , BBQ, garden games, logs & suitable for bicycles etc.

Drive past the front of the cottages and turn left up slope to large car park behind the cottages.

 

BRAMBLES AND WILLOWS - Gravel car park - level access paving path to front doors leading into kitchen/diner/sitting room, remote control TV. French windows leading onto patios with garden furniture, fenced safely for children and dogs.

The double/twin bedrooms are next to the bathrooms. Willows has a bath/shower and Brambles a shower cubicle.

Both these cottages are suitable for walking disabled.

Log and coal bunker beside cottages.

 

SWALLOWS - Level access over lawn or down easy access steps onto patio with garden furniture and path to front door into hall. Level access to kitchen/diner and sitting room with french windows leading onto patio. Remote control TV.

Easy straight stairs to small landing to another straight stairs onto landing leading into bathroom and 2 bedrooms.

Steps from Lower lane into Garden. Garden gates and fenced for children and dogs. Garden shed with BBQ, garden games, logs, also suitable for bicycles etc.

 

ALL COTTAGES - Guide dogs are welcome. Local information and yellow pages are in all cottages. Also telephone numbers for hospitals, doctors, dentist, vets, chemists etc.

Duvets are all non feather and we have feather or non feather pillows.

Rodden and Langton Herring do not have a good mobile phone reception. There is a telephone in the games room by Lower Farmhouse car park and in Chelsea and Chestnut cottages.
